Ask Ira: an AI lending advisor that turns a chat into a term sheet
LendVent, a US real-estate lender, wanted borrowers to describe a deal the way they would to a loan officer, and get a useful answer straight away. We built Ask Ira, an AI advisor trained on LendVent's own products and pricing.

The challenge
Private real-estate loans usually start with a long form, then a wait for a loan officer to call back with pricing. Borrowers with a time-sensitive deal want an answer now, and the lender's team spends hours on deals that never fit.
LendVent wanted the first conversation to happen at any hour, in plain language, with pricing that follows its real rules and not a generic calculator.
What we built
- A chat-first advisor: the borrower talks through the scenario, and Ira asks the questions a loan officer would ask.
- A live deal worksheet that fills itself as the chat goes on: loan type, borrower experience, credit band and property details.
- Indicative pricing in real time, using LendVent's own pricing matrix.
- A draft term sheet generated in minutes, ready for the lending team to review.
- Clear notices that pricing is indicative and not a loan commitment.
How the AI works
- Ira is a generative-AI advisor trained on LendVent's loan products, pricing matrix and deal experience.
- It reads the borrower's scenario in plain language and turns it into structured deal data, so pricing and the term sheet come from the same facts.
- People stay in control: Ira gives indicative pricing; the lending team decides on every loan.
